Failing system, no legal replacement area

The site

0.8-acre Chester County lot. Existing home. 1970s septic.

The problem

Absorption area failed. Well and property-line setbacks blocked the obvious replacement.

What we did

Probed remaining yard. Limiting zone at 42 inches in one corner. Designed an elevated sand mound to fit.

The outcome

Permitted the same season. Installed. The homeowner never left the house.

Seven pits. Two galleries.

The site

Sloping Lancaster County lot. Riparian buffer. Silt loam over bedrock.

The problem

Rock depth unknown. Infiltration design depended on it.

What we did

Seven test pits and hydraulic conductivity testing. Refusal 4–14 feet. Wetland limits flagged.

The outcome

Two infiltration galleries, sized to the soils. Chapter 102 NPDES approved.

Under an acre of wetland on 220 acres

Led by our principal at a prior firm.

Former Montgomery County golf course. Several hundred homes proposed.

The problem

Wetland limits required before lot lines.

What we did

Desktop review, then three-parameter delineation. Three resources, under one acre.

The outcome

No wetland impact. Delineation accepted in Chapter 105 / USACE review.
